**Preparing Your Home for Sale**

Here are a few steps to ensure you get the most out of the upcoming spring selling season!

 

1. Edge, mow, and fertilize the lawn, and reseed any sparse areas.
  
2. Trim hedges, weed lawns and flowerbeds, and prune trees. Address any overgrown shrubbery.

3. Reseal cracks in the foundation, steps, walkways, walls, and patios. Power-wash the exterior of your home, and consider repainting in a neutral shade if the paint is peeling.

4. Clean and align gutters and downspouts, and inspect and clean the chimney.

5. Repair or replace a non-functioning doorbell, and address any loose or damaged roof shingles.

6. Remove oil stains from the driveway and garage. If selling during winter, ensure walkways are cleared of snow and ice; otherwise, maintain cleanliness by sweeping.

7. Repair broken outdoor steps, and enhance curb appeal by placing brightly colored potted flowers near the entrance.

8. Keep the garage door closed, and store RVs, boats, and additional vehicles off the property while on the market.

9. Wash the windows inside and out.

10. Clean walls, floors, inside closets, and cabinets thoroughly. Consider hiring a cleaning service for a comprehensive clean if necessary.

11. Eliminate clutter by storing appliances typically left on countertops, and clear out closets, garage, basement, and attic spaces.

12. Paint walls and ceilings in off-white or beige tones.

13. Repair any cracks, holes, and damage to plaster, wallboard, wallpaper, paint, and tiles.

14. Replace damaged windowpanes, moldings, and woodwork.

15. Fix dripping faucets and showerheads.

16. Consider purchasing new cabinet knobs and curtains for the kitchen.

17. Shampoo carpets, scrub and wax linoleum, and wash and wax wood floors.

18. Unclog any slowly draining sinks and tubs.

19. Clean out the fireplace and arrange some logs.

20. Mend torn screens, and clean out all window tracks.

21. Replace burned-out light bulbs with brighter options.

22. Ensure all light switches function properly.

23. Secure any creaking floorboards or stair treads, and lubricate squeaky doors.

24. Remove excess, worn, or unattractive furniture.

25. Clean all appliances, paying particular attention to the refrigerator and oven.

26. Replace old toilet seats and shower curtains.

27. Clear all cobwebs from corners and doorways.

28. Wash all light switches, handrails, and doorknobs.

29. Keep draperies and shades open to maximize natural light.

30. Place fresh flowers throughout the house to enhance the atmosphere.

31. Set out colorful, luxurious towels in the bathroom.

32. Avoid leaving dirty dishes in the sink or on countertops.

33. Store children's toys, bikes, wagons, and skateboards in designated areas such as the garage.

34. Play pleasant music at a low volume to create a welcoming environment.
